1.Confidentiality
Information shared in inside.wiseguybuysland.com — system descriptions, parcel data, pricing approach, operator notes, future plans, other participants' submissions and comments — is confidential. You will not share, publish, or use it outside the portal without prior written permission from Wise Land Ventures.
2.Non-circumvention
You will not use information obtained here to identify, contact, or transact with sellers, parcels, or markets surfaced via the portal except through Wise Land Ventures or with our written consent.
3.Not an offer of securities
Nothing in this portal is an offer to sell or a solicitation to buy securities. If a deal-by-deal joint venture is offered to you, it will be in writing and outside this portal. We do not pool capital, do not promise returns, and do not sell equity in the operating entity.
4.Submissions
Markets or parcels you submit may be acted on by Wise Land Ventures with no obligation. If a submission turns into a closed deal, a sourcing fee will be agreed in writing on a per-deal basis.
5.As-is
Information in the portal is provided as-is, without warranty of any kind. Numbers, photos, and timelines are working figures and may change.
6.Revocation
Access is at-will. Wise Land Ventures may revoke your access at any time without notice or reason.
7.Survival
Confidentiality and non-circumvention obligations survive termination of access for three (3) years.
8.Governing law
These Terms are governed by the laws of the State of Florida.
9.Entity
Wise Land Ventures, LLC operates this portal under the brand "Wise Guy Buys Land."
